What do you think about the Hunting Lease Tract?
As much as we try to not answer this question and we have no control over wildlife, weather, hunting practices, schedules, disease, predators, cropping, timbering and countless other factors....every last person still wants to ask about what we think of the hunting lease. Please keep in mind that we have videos on most every hunting lease and everyone needs to decide for themselves on what they want. However, with new hunting leases and posted hunting lease openings we have added a general, somewhat standardized, evaluation rating for the tract. The evaluation is generally focused on Deer and possibility for "good" Deer (for the area) to be harvested on the property. We have a 3 Category Rating System and details are below. They are shown along with the hunting lease location and pricing. Please also note this is an opinion answer to an opinion question presented to us countless times, a day. It does not convey any guarantees or warranties of anything, especially that you will agree with the opinion. Do your own research.
LuckyEven though this Spencer County, Kentucky Hunting Lease lays about as good as we would like a property too. Due to its size of approximately 150 acres you just realistically have to be LUCKY for a great Deer to be on it when you are because they roam so much.
Cont...In general a hunting lease with this rating is more than likely TOO SMALL to realistically have much more of an opinion other than "you just have to be there and get lucky". It is widely known deer have ranges of hundreds and closer to thousands of acres, especially during peak hunting times of the rut. If you are on a tract that is smaller than this, realistically, you just have to be there and have everything else work out. Overwhelmingly most every hunting lease is realistically in this category due to SIZE. Please do additional research on the area as we have many tracts that will be in this category but the county itself has history of many Booners and other Records. Want more explanation? ManageableThis Butler County, Ohio Hunting Lease is not very big at approximately 160 acres BUT it is surrounded by woods that are illegal to hunt. It also lays well for a Deer to have plenty of chances to hide along with outstanding Habitat. It is MANAGEABLE for you to score a good Deer for the area due to the factors of the land and the factors of the adjoining land that is known.
Cont...In general this is a hunting lease when evaluated, even when considering size, seems to have a manageable expectation that some strategy and tactics can come into play. Possibly the rise and run of the land, other factors that appear to increase the likelihood of housing and holding deer may have been more present. You may also be able to shape the land a little bit more for food plots or other things that can increase what you believe to be things that benefit the situation. LikelyThis 800 Acre Hunting Lease in Lawrence County, Indiana is big enough with enough diversity of forests, full time water sources and ability to plant food plots to give someone a LIKELY chance to grow and harvest good Deer for the area. It is hard to find tracts of this size but it is necessary more than likely to have a LIKELY chance at long-term Deer Management.
Cont...Maybe its big enough to work with? Maybe the habitat is just top notch? Maybe when walking it just felt right? Maybe it is part of an area or block of hunting we know a lot about.? Maybe there is great hunting history in the area? Just something about this hunting lease seems to say there are Giants nearby and you just need to stay quiet and alert and see what happens.
